City gives Applied more time to submit plans BY CHRISTINE VARNO Staff Writer
LONG BRANCH - The developers of Pier Village have been given an extension of up to 90 days to submit plans for the third phase of the luxury oceanfront redevelopment project.
The City Council unanimously adopted a resolution at the Sept. 25 municipal meeting to grant Applied Development Cos. of Hoboken a minimum of 30 days and a maximum of 90 days beyond the original Sept. 30 deadline to present a full site plan design.
"It is a large project," said City Business Administrator Howard H. Woolley last week. "It is a very complicated project with housing, retail and probably a hotel and a lot of parking.
"We are not going to do it quickly," he said. "We want a high-quality project."
The developer has until Nov. 30 to submit final site plans for the project, according to the resolution, which states an additional 60-day extension could be granted until Jan. 21 if necessary.
"We hope to do it within the 90 days," Woolley said.
The third phase of Pier Village is bordered by Morris Avenue and Melrose Terrace, located between Ocean Boulevard and Ocean Avenue.
Preliminary plans for the third phase call for a mixture of apartment and condominium units, retail shopping along the beach and possibly a hotel, according to the project's architect, Glenn P. Haydu of Minno & Wasko of Lambertville.
Applied has already constructed an estimated $100 million mixed-use project in the first phase of the Pier Village redevelopment zone, which is located on a 10-acre tract from Laird Street to Melrose Terrace.
The second phase of the project calls for the construction of approximately 240 residential units, retail stores and almost 200 parking spaces along Ocean Boulevard.
According to the resolution, "tremendous progress" has been made in the development of a site plan, and city officials anticipate that it will take approximately 60 to 90 days to design final plans.
